In a longstanding joint venture relationship, LMN and TomEliotFisch first won a design competition to provide architectural services for a new Performing Arts Center for the City College of San Francisco. In its initial phases the Joint Venture assisted the College with master planning for a reservoir expansion with multiple buildings and refining programming goals for a 101,000 SF Performing Arts Center (PAC). From 2006-2008, the Joint Venture designed, documented and permitted a complex set performance and classroom spaces to house the Music and Theater Departments for the College. The PAC consists of three main performance spaces – a 650-seat performance auditorium with fly tower, a 150-seat experimental theater and a 150-seat recital hall. In addition, the PAC contains numerous specialized classrooms, practice rooms and technical theater spaces. From late 2010 through 2011, the client and Joint Venture renewed its efforts to begin construction. An intensive client/architectural review period allowed the Joint Venture to update construction documents and make final coordination efforts between the design teams. A revision permit was obtained and TomEliotFisch assisted the client with the construction contract and bidding efforts.
